Na manje od sat vremena vožnje od Beograda, pozicioniran na brežuljkastom terenu, sa prelepim panoramskim pogledom na okolne planine Rudnik, Maljen i Divčibare i savršeno uklopljen u prirodno okruženje, nalazi se ovaj biser turističke ponude.

Multifunkcionalni centar prostire se na 2,5 hektara i čine ga hotel sa  wellnes i spa zonom, otvoreni aqua park,  parkinzi, benzinska pumpa sa poslovnom zgradom i prodavnicom  i auto servis, a postoji  i mogućnost kupovine dodatnih 6,5 hektara zemljišta, uz doplatu.

Hotelski objekat ima 6 nivoa:

Prva dva nivoa su spa i wellness zona, sa prirodnim osvetljenjem, u okviru koje se nalaze dva zatvorena bazena, četiri hidromasažne kade za više osoba, slana soba, salon za masažu, tri vrste saune (dve finske, infracrvena i parno kupatilo), dva tepidarijuma, prostori za tuširanje i presvlačenje, bar... Sva oprema je vrhunskog sistema izrade i održavanja, od renomiranih svetskih proizvođača. Bazeni imaju posebne tehničke prostorije koje omogućavaju lak pristup prilikom servisiranja, a sistem za prečišćavanje je vrhunskog kvaliteta.

U prizemlju hotela nalaze se ulazni lobi, recepcija, toaleti, dve svečane sale kapaciteta 120 i 420 mesta, kuhinja, blokovi za osoblje i spremišta. Svi podovi su obloženi prvoklasnim granitom, sa intarzijama umetničkog nivoa, a u svečanim salama granitom su pokriveni svi radijatori, sa oborenim uglačanim ivicama. Kuhinja je vrhunskog kvaliteta, poseduje termo blokove za pripremu različitih vrsta hrane (posno, mrsno, halal, roštilj, vege), minusne i plusne komore, blok za obradu mesa, tri haube, blok za osoblje. Instalirana snaga za kuhinju je 100 kw.

Na sledeća tri sprata nalaze se sobe, apartmani, stanovi za osoblje... ukupno 43 jedinice. Holovi su obloženi granitom, kao i svako kupatilo. Na prvom spratu smešten je poseban poslovni centar, sa lobijem, kongresnom dvoranom i konferencijskim salama.

Aqua park zauzima površinu od 2000 m2, poseduje tri otvorena bazena, tri hidromasažne kade, slapove, tri tobogana, igralište za decu, prostoriju za obezbeđenje, toalete, tehničke prostorije, svlačionice, bar.  Podne pokrivke su protivklizne, estetski lepe, a higijenski sigurne.

Benzinska pumpa  poseduje saobraćajniu pristupnicu, nadstrešnicu sa točećim mestima i poslovnu zgradu površine 800 m2 na 3 nivoa: u niskom prizemlju - objektu sa posebnim ekonomskim ulazom, nalazi se prostor za radionicu/servis ili magacin i tankvana, Zapremina rezervoara za sve derivate je ukupno 210.000 l, od čega 30.000 l za gas. 

Nadzemni poslovni objekat je površine 400 m2, spratnosti PR+1. U prizemlju je lokal - prodavnica, a na spratu kancelarijski prostor. 

Infrastruktura je odlična: postoji  gradski sistem vodosnabdevanja,  trafo 400 kw,  grejanje na toplotne pumpe za bazene, unutrašnji sistem centralnog grejanja i hlađenja, radijatore i ventilaciju, video nadzor sa 100 kamera , pp centrala kao i mogućnost preuzimanja drugih infrastrukturnih poboljšanja.

Kompleks poseduje dva parkinga kapaciteta oko 300 vozila,  pomoćni objekat sa garažnim mestima,  kao i niz mogućnosti za unapređenje i proširenje delatnosti (diskoteka, heliodrom i sl.). Izuzetno je pogodan za sportski, kongresni, lovni, medicinsko – estetski i wellness turizam.

Cena 600 EUR po m2 podrazumeva osnovni građevinski paket: hotelski objekat od 7200 m2, aqua park 2000 m2 i poslovna zgrada sa pumpom 800 m2.

Less than an hour's drive from Belgrade, positioned on a hilly terrain, with a beautiful panoramic view of the surrounding mountains Rudnik, Maljen and Divčibare and perfectly integrated into the natural environment, is this pearl of the tourist offer.

The multifunctional center covers 2.5 hectares and consists of a hotel with a wellness and spa area, an open aqua park, parking lots,  a gas station with an office building and a store, and car service there. Also, there is the possibility of additionally purchasing and another 6.5 hectares of land, with an additional fee .

The hotel has 6 levels:

The first two levels are the spa and wellness area, with natural lighting, which includes two indoor swimming pools, four multi-person hydromassage tubs, a salt room, a massage parlor, three types of saunas (two Finnish, infrared and steam baths), two tepidarium, areas for showering and changing, bar. All equipment is of the highest production and maintenance system, from renowned world manufacturers. The pools have special technical rooms that allow easy access during servicing, and the purification system is of top quality.

On the ground floor of the hotel there is an entrance lobby, reception, toilets, two banquet halls with a capacity of 120 and 420 seats, a kitchen, staff blocks and storage rooms. All floors are covered with first-class granite, with inlays of an artistic level, and in the ceremonial halls all radiators are covered with granite, with polished polished edges. The kitchen is of top quality, has thermal blocks for preparing different types of food (lean, fatty, halal, grill, vegetarian), minus and plus chambers, meat processing block, three hoods, staff block. The installed power for the kitchen is 100 kw.

On the next three floors, there are rooms, apartments, staff apartments... a total of 43 units. The halls are lined with granite, as is every bathroom. A special business center is located on the first floor, with a lobby, congress hall and conference rooms.

The Aqua Park occupies an area of ​​2,000 m2, has three outdoor swimming pools, three hydromassage tubs, waterfalls, three slides, a playground for children, a security room and bar. Floor coverings are non-slipery, aesthetically pleasing, and hygienically safe.

The gas station has a traffic entrance, a canopy with filling points and an office building with an area of ​​800 m2 on 3 levels: on the low ground floor - a building with a separate economic entrance, there is space for a workshop/service or a warehouse and a tank station. The volume of tanks for all derivatives is a total of 210,000 l, of which 30,000 l for gas.

The above-ground office building has an area of ​​400 m2, GF+1 floor. There is a shop on the ground floor, and an office space on the first floor.

The infrastructure is excellent: there is city's water supply system,  heating with heat pumps for swimming pools, internal system of central heating and cooling, radiators and ventilation, and there is possibility of getting more infrastructural improvement.

The complex has two parking lots, capacity cca 300 cars, an auxiliary building with garage spaces, as well as a number of opportunities for the improvement and expansion of activities (disco, heliport, etc.). It is extremely suitable for sports, congress, hunting, medical - aesthetic and wellness tourism.

The price of EUR 600 per m2 includes the basic construction package: a hotel building of 7200 m2, an aqua park of 2000 m2 and an office building with a pump of 800 m2.

For an additional fee, the subject of sale can be a well with a flow rate of 300,000 liters per 24 hours, a solar power plant of 80 kw, solar panels, two aggregates, furniture, bed linen, dishes, technical devices, kitchen equipment in the hotel, a complete beach program at the aqua park (about 1000 sunbeds , bar equipment, grill, canopies, sofas), assortment from the store at the pump, office furniture, truck scales with a capacity of 30 t, etc.

There is a possibility of partial payment of the purchase price through other properties with an additional payment, as well as the possibility of phased payment of the price.
